Amsterdam is undergoing an enormous metamorphosis at an accelerated pace, with Amsterdam Noord as one of its most important focus areas. The number of inhabitants is growing rapidly and the city is looking for locations to facilitate this growth.
Simple greenfield locations are no longer available. Instead, there will have to be intensive work on the transformation of former industrial and office areas. The process is made further complex by the absence of public land ownership whereas the city planning authorities acquire the role of a director rather than the planner.
Our team has examined the Hamerstraat area. Now that the Overhoeks and Buiksloterham locations are developing and implementing at a rapid pace, the focus is shifting to this area and the municipality is facing an investment decision for the coming years. Meanwhile, there are ever more initiatives from small developers in the area to add new programs, while a new bridge connection with the city is being studied.
As such, Hamerstraat area epitomizes the future of the city development context. Disperse ownership patterns, very diverse interests and business models of a wide variety of stakeholders challenge the ambition to turn the area into a fully-fledged new urban district.
